    What’s the Rush?

    If the price of Rush Limbaugh’s penthouse keeps dropping, there should be no rush in buying it.  May as well wait until it gets lower!  All kidding aside, the value of a house is determined by a buyer - it’s worth what someone is willing to pay for it.  At this time, you can get the Limbaugh place for a million less than before - now available at $12.95 million.  It’s a beauty, for sure.

    Taking up a full floor in an plush 5th Avenue Manhattan apartment building, the home is gorgeous.

    Some Home Prices Are at Rock Bottom

    I’m working with a buyer right now who is sitting pretty.  He has owned his own home for the last six years, so when he buys he will be eligible for the $6,500 home buyer tax credit that is set to expire soon.  You have to be in a binding contract no later than April 30th and close by June 30th.

    To make his options even better, we live in an area where the prices of homes have fallen drastically.  The floor plan he’s looking at sold two years ago for between $116,000 and $126,900.  Today he is considering the same exact home for … $75,000.

    The price is unlikely to keep falling at this point - we are at the bottom in this instance.  However, he’s looking for a home based on convenience so this one fills those needs.  It’s close to the interstate and the attractions of our thriving metro area, it’s close to the school where he works, and it’s a townhouse so virtually maintenance free - a definite benefit for him since he doesn’t want to be bothered with mowing the lawn, weeding, or fixing gutters.

    If you’re thinking about buying there truly has not been a better time than now if you want to take advantage of great prices and are eligible for the federal tax credit.

    Almost Wordless Wednesday: A Condo Home

    As the gray hairs continue to take over my mane, I’ve begun to think about eventual retirement in a condo where there will be no more lawns to mow, the sweet sounds of a golf course behind me, and a pool beckoning my wretched old body out front (heh).  This two bedroom, two and a half bath condo is only $129,000.  Want.

    Love ‘Em or Hate ‘Em - Condo Fees

    So many times condos can be the perfect solution to someone who’s ready to buy, but can’t quiet get into a single family residence.  The insurance on condos should be less, since typically an owner doesn’t have to pay for exterior insurance.  Low maintenance can be terrific with all lawn work being provided by the home owners association (my husband and I will someday retire to a condo or townhome community).  And condos are generally just more affordable.

    There is one little-bitty thing to be cautious of when you buy a condo, though.  HOA fees.  I’ve seen monthly fees for as little as $50 per month.  I’ve seen them for $300 per month.  In Arizona, one agent is reporting fees of $650 per month.  I’d say "EEK!" over that, as would other buyers who have the beejeezus cared out of them.  Other folks are none too pleased with what they get for their money. The Straight Scoop offers a mini discussion thread on HOA fees.  Though comments were posted in February, they still ring true.

    Of course, condos aren’t the only ones facing association fees - here’s a good overview of what they pay for in other communities.
