Several home inspection companies are now offering warranties if they have found “systems and equipment” within the scope of their inspection to be in good operating order. The warranties are not for a full year, but for several months after the home closes.
What’s included? Refrigerators, dishwashers, stoves, microwaves, plumbing, electrical, and HVAC units.
I always recommend that my buyers get a home inspection and now this is further incentive to do so!
Home inspectors are very careful to not tell you what the cost of a repair would be or the scope of the repair. Their duty is solely to discover and disclose whether something is functioning properly. They will also not say, “If my daughter was buying this home, I’d be okay with it.” There is so much litigation and liability in today’s real estate market, that no one wants to be the victim of a lawsuit. By reporting just the facts, they help the buyer without taking on liability.
This is why the home warranty is – in my opinion – a wonderful new benefit. Through these, the inspector finally puts their money where their mouth is, so to speak. Ask about this new benefit next time you schedule an inspection!
