Having been in this business for several years, I find myself sometimes getting a jaded outlook. The whole "buyers are liars and sellers are too" thing jumps to mind, along with when other agents seem to have burs in the hind-side and grouch at you.
But every now and then you come across an agent whose positive attitude uplifts you. An agent who isn’t afraid to do the right thing and treats other agents like they want to be treated. I met one of those this weekend who I fortunately am having the opportunity to work with throughout a transaction.
There’s a worksheet I use in my listing and buyer books called "Possible Types of Turbulance" and it includes ways a real estate agent can cause a transaction to fall through. The reasons:
The Realtor(s)
1. Have no client control over buyers or sellers.
2. Delays access to property for inspection and appraisals.
3. Unfamiliar with their client’s financial position – do they have enough equity to sell, etc.
4. Does not get completed paperwork to the lender in time.
5. Inexperienced in this type of property transaction.
6. Takes unexpected time off during transaction and can’t be reached.
7. Jerks around other parties during the transaction – has huge ego.
8. Does not do sufficient homework on the property and wastes everyone’s time.
This agent really seems to be on the ball. She is level-headed, generous, thoughtful. She is looking out for her seller, but is also very realistic. I hope that her professional, bright outlook will be an inspiration during and after this home sale. I don’t expect she will be the cause of any turbulance!
