    Nerves of Steel

    Tomorrow will be an interesting day for me.  Unlike the other Kathy who so expertly writes here, I only get between six and 10 listings each year.  I work really hard for every listing that I do take and focus a lot of energy in finding a qualified buyer.

    Back to tomorrow!  I have a listing appointment with a home seller who’s doing it right in that he and his wife are interviewing several agents to see who they are most comfortable with.  I asked who the other agents are and the seller told me their names:  one is the most successful agent in the state for one of the state’s biggest companies and the other is the most successful agent in that specific subdivision.

    I plan to go in well-prepared with my marketing plan, the homes they are competing with, and to answer any questions they may have.  If I do get the listing (and choose to accept it based on whether they’ll price it right), it’ll be a real victory.  If I don’t get it (but I’m thinking positive!), what a fantastic experience it’ll give me!  So wish me some good luck for tomorrow!

    Meanwhile, I’ll be getting to the office early so I don’t blow it by following the suggestions made by Charles Tharp, a Chino, California agent.

    Kathy, if you want a tip from my perspective, I would play up the personal attention you can give them. I would also take time to preview what you think is currently their stiffest competition. I also take printouts of the competing properties that are in a radius of a couple of miles around them, not just in their own subdivision. And lastly, play up Shakadoo. After all, your a real estate contributor on an International real estate weblog! What more could they want??? Good luck and let us know how it goes.
