A frequent question lately is about whether or not the wall-mounted television will remain with a property. My thoughts are that the mounting should stay, but the TV doesn’t necessarily. Of course, it’s all about whether the TV is negotiated in the contract or not.
My favorite way to help buyers and sellers understand what should technically stay is to advise,
Picture your home turned upside down. Anything that moves or comes loose can go. Anything that remains still or attached stays.
Curtains move = they can go. The rods and hardware are immobile = they stay. Blinds move, but attached = they stay. Wall mounting for TV doesn’t move = it stays. TV falls off and crashes = it can go. But it’s negotiable (if you want a broken TV).
Remember, everything is negotiable, but make sure it’s in writing!
