I am mentoring a new agent who I believe has experienced the fastest contract to closing ever. She’s been working with the buyer, in from Hawaii, for several days. He finally chose he house he wants to purchase yesterday evening and said if he could get it, he wanted to close immediately (cash buyers have the ability to do this!).
We met him this morning at 10:45 a.m. and worked out the contract… the seller happened to be the agent who I’m mentoring so to keep the waters clean (not muddy), I facilitated the deal. We had it signed, sealed and delivered to the title company before noon. At 4:00 p.m., we closed the transaction using a title company that traveled to the office with all paperwork in hand.
I saw on a blog from a year ago that an agent closed a transaction in one week. I think that’s pretty great, but the less than 6-hours deal today was a pretty incredible experience!

Wow! That beats my record of 4 days with my seller in Canada at the time. I thought that was hectic. Congrats!
